WAZ Management Knew the Apartment had Bed Bugs When They Leased It
In August 2018, our client, a single mother, was leased a rowhome apartment at 3029 Rayner Avenue, Baltimore, MD 21216, although WAZ knew it contained an active and untreated bed bug infestation. On the same day WAZ signed the lease with our client, it also signed an agreement with a pest control company to treat the apartment for bed bugs. Several weeks earlier, WAZ had emailed the pest control company requesting a treatment be performed, but had not arranged for it to be completed before they moved our client in.
Our client moved all of her personal property in. After doing so, on her first day, she noticed bed bugs crawling on the floor. She then realized she had been bitten. After reporting it to WAZ Management, they accused her of bringing the infestation, although they knew the apartment was infested and had not been treated.
Due to the infestation, our client never spent the night in the apartment. Instead, she left much of her infested property behind and stayed with friends. Eventually, WAZ illegally evicted her, and discarded much of her personal property.

After taking the deposition of Benjamin Ouzana, an owner of WAZ Managment, the case settled at a private mediation for $100,000. The settlement allowed our client to replace her personal property and move on with her life.
