First Bed Bug Lawsuit Against Glen Ridge Apartments
In June 2018, a young family with an infant, and with the mother eight months pregnant, moved into the Glen Ridge Apartments in glen Burnie, Md. Immediately after moving in, the family began to find dozens of cockroaches in the apartment, including in the playpen. After reporting the roach infestation, the family began to see mice running through the apartment. Despite reporting the infestations, they continued to see roaches and mice.
In October 2018, the family then began to be bitten by bed bugs. After reporting the infestation to Morgan, Morgan claimed that Orkin inspected it and found no bed bugs. However, three days later, our client called Terminix, who confirmed bed bugs and mice. Finally, our clients called the Anne Arundel County Health Department, who confirmed “live roaches and bed bugs” and issued a Violation notice for the disgusting conditions at the Glen Ridge Apartments, managed by Morgan Properties.
After Whitney, LLP’s bed bug lawyers filed the lawsuit in Anne Arundel County Circuit Court, the case settled for $55,000. Second Bed Bug Lawsuit Against Glen Ridge Apartments
On July 1, 2020, a young family with a three-year-old and a newborn moved into an apartment at the Glen Ridge Apartments. After waking up after their first night, the mom felt itchy and found a bed bug. Then, bites started appearing on the entire family, and they found more bed bugs.
After reporting the infestation to Morgan Properties, multiple ineffective treatments were performed, and even after six weeks, the family continued to see bed bugs and suffer from itchy, red bites. Some members of the family developed scarring from the bites.
The family spoke with their neighbors, and were informed that the tenant in the apartment before them had left due to the bed bugs. They also learned that the apartment had been treated for bed bugs before they moved in.
The lawsuit was filed by Whitney, LLP’s bed bug attorneys in Circuit Court for Anne Arundel County, and seeks compensation for the bites the family suffered, scarring, emotional distress, actual economic loss, and property damage.
Landlords Must Provide a Bed Bug Free Apartment
Maryland law requires that apartments be free of infestation at the time the lease begins. If a bed bug infestation, or other infestation, is pre-existing, the landlord must quickly and properly take action to treat the infestation. By moving a tenant into a bed bug infested apartment, or failing to quickly treat an apartment for bed bugs, landlords can be sued for negligence.
If a bug bug infestation or other infestation begins after a tenant has lived there for a while, the landlord almost always has the same responsibility to promptly and properly treat it.
